In Jamaica, a deed is a vital legal document used to formalize the transfer of property ownership. It acts as the official record for documenting changes in property ownership. The primary types of deeds used are the Conveyance Deed and the Transfer Deed. The Conveyance Deed is employed in property sales and provides detailed information about the property, including its boundaries and the sale terms. Conversely, the Transfer Deed is used for transferring property ownership without a sale, such as through gifts or inheritance, and details the transfer conditions. Both deeds must be signed by the relevant parties and registered with Jamaica’s National Land Agency (NLA) to ensure their legal validity and accurate recording.
