Do You Need a Real Estate License to Manage Someone Else’s Airbnb in Jamaica?

Based on The Real Estate (Dealers and Developers) Act of Jamaica, if you want to manage someone else’s Airbnb property, you generally need a real estate dealer’s license because managing land or handling rentals on behalf of another person falls under the “practice of real estate business” as defined in Section 3 of the Act​.

Alternatives to Becoming a Licensed Real Estate Dealer

  1. Work Under a Licensed Real Estate Dealer or Broker

    • If you don’t want to become a licensed dealer, you can work as a real estate salesman under an already licensed real estate dealer.

    • This would allow you to manage properties legally without personally obtaining a dealer’s license.

  2. Limit Your Role to Non-Real Estate Activities

    • If you only coordinate cleaning, maintenance, and guest assistance without handling bookings, pricing, or contracts, then you don’t need a license.
