If I own a rental property and the shared garden fence is destroyed, and I pay 50% of the replacement cost, can I submit the full invoice for accounting purposes?

In Jamaica, as a property owner, you can submit the full invoice for accounting purposes when the shared garden fence is replaced, even if you pay only 50% of the cost. Here’s how it works and what you should consider:

Accounting Treatment:

  1. Full Invoice Submission: You can record the entire invoice as an expense in your records to reflect the total cost of replacing the fence.

  2. Offset the Shared Portion: To accurately reflect your actual expense, include a note in your accounting records indicating that you were reimbursed for 50% of the cost. The reimbursement should be recorded as “other income” or a reduction in expenses.

  3. Net Expense: Your financial statements should show only the net cost you incurred after factoring in the shared payment.

Practical Example:

  • If the total invoice is $100,000 JMD and your neighbor reimburses $50,000 JMD:

    • Record the full $100,000 JMD as a repair and maintenance expense.

    • Record the $50,000 JMD reimbursement as income, resulting in a net expense of $50,000 JMD.
