Here’s how the system actually works:
The Jamaica Multiple Listing Service (MLS) hosts the majority of properties for sale and rent across the island. Most licensed Realtors choose to list their properties on the MLS because it facilitates co-broking — meaning any other licensed Realtor can also assist in selling that property and share in the commission.
It’s important to note the distinction between a Realtor and a real estate agent: while all Realtors are real estate agents, not all real estate agents are Realtors. Only those who are members of the main association can list properties on the MLS. When a property is listed there, it’s automatically syndicated across multiple agency websites, giving it extensive exposure online.
