In Jamaican real estate law, a property owner is an individual or entity that holds legal title to a property, which encompasses both land and any structures on it. This ownership grants them exclusive rights to utilize, manage, and transfer the property. The owner can inhabit, alter, rent out, or sell the property, and has the authority to restrict others from accessing it without authorization. Beyond these rights, property owners have obligations such as maintaining the property, fulfilling tax requirements, and adhering to local zoning and land use regulations. Jamaican property law safeguards these rights and provides mechanisms for legal recourse if the property is encroached upon or otherwise improperly used by others.
