A Special Warranty Deed is a type of promise made when someone sells property, like land or a house. It’s a promise that the seller owns the property and hasn’t done anything that would mess up the ownership while they’ve had it. However, this promise doesn’t cover anything that might have happened before the seller owned it. So, if someone before them had problems with the property, this deed doesn’t protect the buyer from those older issues. In Jamaica and other places, this kind of deed is used to help buyers feel safe buying the property, even if it doesn’t give the strongest protections. It’s often used in deals where the seller doesn’t know everything about the property’s past, like if they got it from someone else or through a bank. It keeps things simple but gives a little security.
