A triple net lease, abbreviated as NNN, is a rental agreement where the tenant assumes responsibility for all property-related expenses beyond the base rent. The term “triple net” refers to the three main types of expenses covered by the tenant: property taxes, insurance, and maintenance costs. This arrangement ensures that the property owner receives a net income without having to handle these operational costs, which are typically paid by the tenant in addition to rent and utilities.
