In a lease, the term use defines how the tenant is permitted to utilize the property. In commercial leases, the tenant specifies the intended use, such as operating a particular type of business. For example, a lease for an ice cream parlor would detail the use as storing and serving ice cream, along with providing seating for customers. In residential leases, the use is often limited to living purposes, explicitly prohibiting business activities. Commercial tenants may negotiate the use clause if their business needs evolve, while landlords might keep the language broad to allow flexibility for future changes.
